1 - FSBO: Are you priced RIGHT?
Ask yourself: Have you priced your home to sell or to sit? 

Overpricing is a common reason for a home not selling.  It's critical that you price your home based on recent sold comparables in your local market.  You'll have a very hard tim finding someone who will overpay for a house, regardless of how nice it is.  Comparable data is a matter of public record and is available at your local courthouse or through a Realtor.

It is not wise to depend on a refinance appraisal to set your price because it may not be the actual market value, especially if it is more than 6 months old.  Also, don't let an agent seduce you into using their services by promising you an overinflated sales price.  There is nothing they can do to cause a buyer to overpay for a house.  Overpriced homes don't sell and a home that sits doesn't benefit anyone.  I always base my price evaluations on hard facts and data.  Just a call or click and I am ready to help you reach your goals -- at no charge or obligation.

And another thing, please be prepared for low-ball offers.  Often times, buyers think FSBO means they can get a deep discount on the property. The first thing they'll "subtract from the price" in their mind is the agent sales commission you won't be paying. Stick to your guns - you're doing all the work, you shouldn't give it away.

2 - FSBO: Are you putting your FAMILY at risk?
Ask yourself: Who are you letting into your home?

You would not intentionally put yourself or your family in harm's way. However, that can happen when you try to sell your home on your own. Anybody could be driving down the street, pull into your driveway and want to "buy" your home. By requiring potential buyers to register prior to viewing your home, you are taking a step to protect yourself and your family. You can also verify the information they give you by checking their identification.

As a listing agent, I use secure, electronic tracking to know who's been in your home. This system allows Realtors to access your home through a Lockbox without you needing to be home. Also, buyers who are with a Realtor are less likely to be a danger to you and your family. Tracking guests to your home is important in minimizing your risk to crime.
